The
following eight Real Estate Graphics®, Inc., Commercial Appraisal
Report Models are examples of USPAP conforming narrative real
estate appraisal reports of the same hypothetical property together
with examples of required exhibits in the Addenda section of the
reports. These comprehensive, example appraisal reports are instructional
in nature and are intended to pragmatically illustrate how to
apply, in practice, the four different appraisal report options
required by the Uniform Standards of Professional Appraisal Practice
(USPAP) as directed by the Appraisal Standards of The Appraisal
Foundation. The Commercial Appraisal Report Models include real
estate appraisals and evaluations of both Land and Improved Property.

The Model reports and Narrative CD-ROM Word.docs were developed
by James D. Kramer, MAI, Realtor, who is currently active as an
Independent Fee Commercial Real Estate Appraiser in his firm,
Kramer Consulting, LLC. James D. Kramer has over 40 years of experience
as a Commercial Real Estate Appraiser and obtained his MAI designation
#4788, in November 1972.
TYPE
OF APPRAISAL REPORT
Each written real property appraisal report as a requirement
of USPAP must be prepared under one of the following three report
options and prominently state which report option is used: Self-Contained
Appraisal Report, Summary Appraisal Report, or Restricted
Use Appraisal Report. According to USPAP, when the intended
users include parties other than the client, either a Self-Contained
Appraisal Report or a Summary Appraisal Report must be provided.
When the intended users do not include parties other than the
client, a Restricted Use Appraisal Report may be provided. The
intended users and intended use of the assignment results dictate
which reporting option is appropriate and the level of information
necessary in the report. The essential difference among these
three report options is in the content and level of information
provided in the reports with a Self-Contained Appraisal Report
being the most detail and a Restricted Use Appraisal Report
being the least detail of the three appraisal report options.
Federal
regulations have ruled that an Evaluation, used strictly for
bank use, is not regarded to be an appraisal assignment and
does not need to conform to the Uniform Standards of Professional
Appraisal Practice (USPAP) requiring the services of a licensed
appraiser. “Although not required, an institution may
use State licensed or certified appraisers to prepare evaluations.”
As such, Appraisals reported in a Summary or Restricted format
may be appropriate for evaluations of real estate-related financial
transactions exempt from the agencies’ appraisal requirements.”
